The graph above depicts the median home price from from September 2017 – March 15, 2018.  As you can see, the prices right after summer vacations ended started to climb thru November 17. Towards the end of the Summer, homeowners and investors are more prone to put their home on the market after collecting Summer rental income. This period also allows them to purchase and larger home or downsize to something more comfortable with time to make it their own before the next rental season.

You can also tell from the graph above that the median prices in December were down compared to November but home sales tend to become slower as we get closer to Thanksgiving and Christmas. January is usually a good month for real estate and the first quarter in general as homeowners are again, trying to up-size or downsize before the start of Spring Break and Summer.
